CGEA Secures Houston’s First Small Lot Variance — A Major Win for Innovative and Affordable Housing Development

We are extremely excited to announce that CGEA is the only planning firm in Houston to obtain the City’s first small lot variance, marking a major milestone in Houston urban planning, land use innovation, and housing affordability.

Our #BuildDevelopment by #CGEAPlanning project is a four-lot replat with a shared driveway, bringing thoughtful, dense residential development to the Acres Homes neighborhood. This project highlights the importance of creative subdivision design, compact lot development, and modern urban infill strategies.

The project involved a very tight lot, and our expertise allowed us to work closely with the Houston Planning Commission to design a 2-foot setback layout with a minimal visibility triangle at the intersection. This demonstrates how strategic city planning and design can maximize space while maintaining safety and functionality.

The highlight of this effort was securing approval for small, walkable, and affordable lots under 1,200 square feet—helping expand access to attainable housing options and supporting sustainable community development in one of Houston’s historic neighborhoods.

This accomplishment reinforces the value of innovative planners, smart land use decisions, and the continued evolution of Houston development standards.
